This highly specified three level building encompasses retail and office space with access to major Auckland transport corridors, highlighting modern studio style offices in a range of styles which emphasise natural lighting and materials. 

Construction on the busy thoroughfare with nearby residential housing, severe traffic and restricted access, a key obstacle was local noise restrictions. 

The basement of the building was excavated in solid rock, requiring a detailed construction plan and working with in conjunction with Auckland City Council. RCC used a variety of practices to successfully limit noise, thus adhering to the Resource Consent Conditions.

The success of the strict resource consent conditions was achieved by strong communication and planning in conjunction with the council, meaning we were able to minimise overruns, shut downs, and lost time.
