Construction of a new stand-alone Mental Health Unit on a greenfield site adjoining the North Shore Hospital Renal Building and neighboring Carmel College. The building was spread over 3 levels and approximately 4000m2 and contains 45 Bedrooms with ensuites; offices; judges room; circulation; lounge and dining areas; secure courtyards; an isolation ward, and associated site works. The project was delayed during the excavation phases through poor ground conditions being encountered but completed on the original completion date to the overall satisfaction of the project team.
There were several challenges with the construction including traffic management to ensure construction traffic had no impact on our adjoining neighbours, connections to the Hospitals services needed to be undertaken ensuring non interruption of their supply and a very demanding services coordination within the Acute Mental Health Building with all services being fed from the roof space.
from the adjoining neighbours this was adopted and managed on site throughout the various phases of construction to ensure that the construction activities had no adverse effects on the neighbouring properties or North Shore Hospital. The new building required live connections to the main services feeds to the Hospital – these were undertaken with firstly detailed Task Analysis being prepared and reviewed, Stand By Plans being prepared and implemented, Disconnection Notices being issued to all potentially affected parties with all these documents signed off before proceeding. All live connections were completed without any disruption to service. The services to the new building were all fed from the roof space so as there would be no patient/ client interface during routine maintenance or servicing. With a large amount of services running in the roof space careful and thorough coordination was carried out by our services coordinator using Revet Modelling to ensure that all services and structural clashes were addressed and considered at the time of the shop drawing phase so as to avoid clashes during construction.
