THE CHALLENGE
The project was awarded to RCC as a design & build package and the underlying design problem was that the building had to be lightweight construction to enable it to sit on top of the existing concrete carpark and still comply with the fire requirements and meet various requirements including the façade engineer.
THE SOLUTION
The decision was made to be the first in Auckland to use XLAM (cross-laminated timber) as the building structure, floors & walls. This product not only provided for a solid lightweight structure but also provided for the necessary fire and acoustic ratings required by the Building Code. In addition the XLAM allowed for the accelerated programme with the structure being fully erected in 20 working days.
It is said that good buildings come from good people and all problems are solved by good design. This is reflective of RCC, from its management to its site staff and sub-trades. Everyone was focused to ensure good outcomes for us as the Client and the project as a whole, including ongoing relationships.
