The challenge as carrying our recladding, seismic strengthening and deck waterproofing works to 220 apartments whilst maintaining maximum occupancy and minimal disruption to the residents and public. Staging of the works was essential to maximise occupancy at any one time.
Programming the works to minimise the time the apartments were required to be vacated, monitoring and managing the programme to ensure that these key dates were met. Apartments were generally vacated for 20 working days and then access to the external areas/ decks was managed to allow residents to return. Communication with the Body Corporate and Property Managers of advising residents 90 days in advance of the need to vacate and keeping to the return occupancy dates given to owners / tenants was key to minimising disruptions.
The remediation was completed on programme to the entire satisfaction of the Body Corporate.
The RCC Remediate Site Manager gets on well with the building managers and the owners and conscientiously carries out his tasks on site. Each week Laurence and I carry out an inspection with Auckland Council and he takes pride in completing each of the individual stages of work on time.
