Project Description

A highly specified Retail and Office building on a prominent Great South Road site. The building consists of a basement with 3 Levels of retail and office space above. Construction was complicated by severe traffic and pedestrian restrictions caused through the busy road, restricted access and adjoining residential neighbours, with restrictive noise limits.

The basement was excavated in solid rock with the use of rock breakers limited by the noise constraints on the Resource Consent which was included at the request of residential neighbours during the Resource Consent approval process. This process was arranged by monitoring and mapping noise levels, planning works around wind directions and ambient noise levels, use of noise baffles and screens.

The Challenge

Construction of a high spec retail office building with basement carparking on the busy Great South Road adjoining residential homes, with a full basement to be excavated from solid rock with restrictive Resource Consent Conditions and difficult site access.

The Solution

A detailed construction plan was developed in conjunction with Auckland Council ahead of work commencing on site. As part of this plan RCC Commercial measured and plotted the noise generated from the rock breaking activities to ensure compliance with the Resource Consent Conditions. Where activities would exceed the resource Consent conditions construction methodology, planning activities around wind direction and the use of acoustic baffles and screens was agreed with Council.

The success of this part of the construction cycle was achieved through open communication with Auckland Councils Monitoring team and alleviated costly shut downs and lost time. This enabled us to complete the project to the agreed programme date.
