We had two main challenges on this project, the first being the geographic isolation, as the project was located in Paihia, Northland. This meant being in isolation from our regular suppliers and subcontractors, but also from the consultants and their ability to drop into site to carry out inspections and issue instructions. The second challenge being four groups of people opting to remain onsite throughout construction and the additional site management required to safely allow occupation.
The isolation from Auckland meant that the Quality Assurance Plan and site record keeping was essential to allow the consultant team to be kept up to date with progress on site and the items being encountered and uncovered. The development of the QA Plan and meticulous planning and communication meant that the consultants site visits were productive in addressing the works uncovered and the works coming up in the next period.
With construction happening on an occupied site, the development of a comprehensive Site Specific Safety Plan was developed and agreed with the stakeholders, all parties working onsite and residing in the complex complying. This plan involved RCC constructing temporary walls in units, complying with Council Certificate of Public Use requirements and keeping regular communications with the owners onsite to actively manage hazards.
